The 2026 Buyer’s Guide to New Homes in Denver: Communities & Pricing

Since 2012, Lokal Homes has been one of the busiest builders in the Denver metro area.

Today we have five new home communities in Denver, and 11 across the state, with options ranging from condos to modern townhomes in some of the most sought-after neighborhoods.

In this guide we will give you the rundown on what each community has to offer, how pricing is shaping up for 2026 and why our way of doing things is a cut above the other builders you’ll find along the Front Range.

Why opt for a new build in Denver right now?

You don’t need us to sell you on the city. With 300 days of sun a year, the Rocky Mountains out your back door, and a scene full of pro sports, dining and arts, Denver is as desirable as any place in the country. The trouble is that real estate here is fast-moving, and resale properties can be a gamble; you run the risk of old finishes and costly repair bills.

With new construction, you don’t have any of those worries. Everything from the HVAC to the appliances is under warranty, and you aren’t left with the last owner’s carpet or bad design sensibilities.

In a market where appreciation has been so steady, buying a new home in Denver can be a great move.

How is Lokal Homes Different?

If you look at what separates a Lokal home from the rest of the market in Denver, three things stand out.

First is our Colorado pedigree. We are not just building here; we are a Colorado-owned company. You won’t find any national floor plans cobbled together from Texas or Florida. Our homes are by Coloradans for Colorado buyers, from the extra room for skis and bikes to the oversized windows to let all that sunshine in.

Then there is the location. We know what Denver home buyers value, so we put our homes in central infill spots close to city amenities and easy highway access.

And we eliminate the traditional design center and its surprise upgrade fees with our Colorado Complete program. Kohler fixtures, quartz counters, soft-close cabinets, low-E windows, and energy-efficient systems are all included in the base price. They are not line items to bloat your cost at closing.

Our Three Denver Communities

We build in three distinct locations, depending on the lifestyle you want.

The Hub at Virginia Village - Townhomes starting at $499,990

In the heart of central Denver, The Hub is only minutes from the action of Cherry Creek, Wash Park, and DU. It has a sleek, contemporary vibe with darker window frames and clean lines you don’t see on the older stock around it. The open floor plans in these two to four-bedroom homes (1,238 to just shy of 2,000 sq. ft.) feel large and open.

On top of all that, we have an acre of private green space, complete with a dog trail and bocce ball court.

Gateway Commons - Condos from $319,990

This is the most attainable option in our portfolio and a good fit for renters looking to own without breaking the bank.

We have seven floor plans in northeast Denver, from 1,051 to 1,264 square feet, and every unit comes with a one-car garage.

And don’t think you are missing out on quality because of the price – our Colorado Complete specs like Samsung appliances and Kohler plumbing are included.

In terms of community amenities, there’s a fire pit and grass park on site. And if you need to get to DIA or downtown, this location gives you easy access to both.

The Scene at Sloan's Lake - Condos from $289,990

Sloan’s Lake is prime real estate, but The Scene lets you get in on it for less.

Just off Sheridan Boulevard, these one and two-bedroom condos (from 500 to 787 sq. ft.) are built for a low-maintenance life with luxury finishes inside. It is the most affordable thing we have in the city right now, and you can walk to one of the finest lakefront parks in Denver.

Lyric at RidgeGate - Townhomes and Condos in Lone Tree

Down in Lone Tree, Lyric at Ridgegate is one of the most compelling master-planned communities in the Denver metro area. We offer townhomes and condos here that give you a variety of choices.

Our townhomes come in two well-thought-out floor plans up to 1,297 sq. ft. with walk-in closets, a private covered balcony, and an attached two-car garage.

For those who prefer to live on a single level, our condos give you several different floor plans to consider.

Situated just down the road from the RidgeGate Parkway light rail and I-25, the Denver Tech Center, and Sky Ridge Medical Center, the location at Lyric is tough to beat.

The plan for the community has it all: a pool, restaurant, fitness area and a mixed-use, walkable setting you don’t often see in the south metro.

Ascent at Inverness - Boutique Townhomes from $599,990

The Ascent is in a class by itself, featuring a boutique group of only 35 modern townhomes in the heart of Inverness. If you're interested in low-maintenance living without having to skimp on design, look no further.

We have given these two and three-bedroom homes our top spec level available. At between 1,768 and 2,055 sq. ft., they are complete with our highest-level finishes: premium Samsung appliances, five-piece baths, smart home technology, and an attached two-car garage.

Positioned in one of the most central and connected areas of South Metro Denver, you are only minutes from Park Meadows, the light rail, and the Denver Tech Center, with Cherry Creek's fine schools just down the road.

What to expect from the process

If you’re thinking about buying a Lokal Home, there are a few key things you should consider:

Move-in Timeline: With quick-move-in units available now, Lokal can get you into a home in less than a month. If the house is still being put together, allow for a few months of build time.

Top-tier Construction Managers: Lokal buyers will tell you this is what sets them apart. Our construction managers are much more involved than a typical builder. They’re great with people and explain the build process in a way that puts you at ease. When you buy a Lokal home, you’ll have a true expert managing the build and walking through the home with you.

Quality details designed for Colorado: Take the Shaw flooring we put in everywhere; it was selected for its resistance to stains, scratches and the elements of our Colorado climate. Most production builders won’t give you a textured, finished garage as standard, but we do. And in our townhomes, though you can’t even see it, the sound-dampening work we put into the floor systems makes a massive difference in your day-to-day life.

If you are in an attached-home community like The Hub, the HOA takes care of the professional management, reserve funding, water utility maintenance, irrigation and snow removal, not to mention the landscaping of common areas.

Pricing Outlook for 2026

As we head further into 2026, prices in Denver for a new Lokal home run from about $290,000 to $700,000, depending on where you look.

With the state of the market right now, the opportunity to get into something brand-new in Denver for under $500K is increasingly rare, and that is why our current inventory is going fast.

Tour a Lokal Home

There is no better way to see what we do than to come in and have a look.

The Hub at Virginia Village has models open in central Denver. You can also tour available homes at Gateway Commons and The Scene at Sloan’s Lake.

So what are you waiting for? Schedule a tour today, or stop by any of our Denver communities to experience the quality, craftsmanship, and attention to detail that sets a Lokal Home apart.
